What changed — Google gave outside AI agents a controlled path into the smart home
Google’s Home MCP server is now in Early Access. The company’s developer documentation says the service can expose standard tools that let compatible AI clients inspect a home’s structure, discover devices and capabilities, read real-time device states, execute supported control commands and query historical state changes and event logs.
The rollout is limited. Google requires an active Google Home Premium Advanced subscription, a Google Cloud project, OAuth credentials and an MCP-compatible client. TechCrunch reported September 16 that access is rolling out in the United States over the coming weeks to subscribers on the Advanced tier. Google’s U.S. store currently prices Advanced at $20 per month or $200 per year.
This is not a contractor marketplace, a service-booking feature or an autonomous home-diagnostics product. Google has not announced any of those things. The important development is narrower: a third-party AI agent can now, with user authorization and within Google’s safety limits, reason over live and historical context from a connected home instead of relying only on what a homeowner types into a chat.
The contractor story is not that AI can turn off a light. It is that the house can provide context before the phone rings.
Most home-service demand still begins with an incomplete human description: “the house is hot,” “the breaker keeps tripping,” “the camera went offline,” or “something changed overnight.” The contractor then spends time turning that symptom into usable context.
Home MCP moves one technical layer upstream. An authorized agent can ask what devices exist, what their current states are and what changed over time. Google’s documentation even provides example prompts such as “Is my home secured?” and “What happened while I was out?” That is not the same as diagnosing a failed compressor, tracing an electrical fault or replacing a technician. But it creates a standardized way for AI software to begin with telemetry instead of memory.
For HVAC, electrical and connected-home contractors, the strategic question is whether this kind of pre-call context eventually becomes part of intake, triage and service preparation — and whether the contractor’s systems are ready to receive structured device information if platforms begin exposing it.

The biggest change may happen before the lead exists
Contractors are used to thinking about AI as something that answers the phone after demand already exists. Voice agents, web chat and SMS automation all begin after a homeowner reaches the business. Smart-home telemetry creates a different possibility: software can have context before the customer decides whom to call.
Consider an HVAC comfort complaint. Today, the homeowner may say the upstairs is warm and the thermostat “looks normal.” In an agent-connected home, software could potentially know which supported thermostat is involved, whether it is reachable, what state it is reporting and what changed over a relevant time window. That still does not tell the agent whether static pressure is wrong, refrigerant charge is low, a blower is failing or ductwork is undersized. It does make the first conversation less blind.
The same principle can apply across connected-home categories. Electrical contractors increasingly touch smart panels, EV charging, load controls, lighting and backup-power ecosystems. Plumbers encounter connected leak detection and shutoff products. Security and low-voltage contractors already work around cameras, doorbells and sensors. As more of those products expose standardized machine-readable state, the digital intake layer becomes more important even when the physical repair remains completely human.
Do not confuse telemetry with diagnosis
A connected device can tell software what it knows. It cannot automatically reveal everything happening in the system around it. A thermostat state is not a refrigeration circuit diagnosis. A smart switch state is not a full electrical safety inspection. A camera event is not proof of why a piece of equipment failed.
That distinction matters commercially and legally. The worst implementation would turn partial telemetry into false certainty and dispatch the wrong technician, promise the wrong repair or tell a homeowner a dangerous condition is safe. The better model is to treat machine-generated context as an intake asset: useful for triage and preparation, but still subject to field verification.
Google itself is cautious. Its developer page warns that connecting a real home to an AI agent can cause unexpected or undesired behavior, enforces rate limits and safety protections, and blocks sensitive actions such as unlocking doors. Those limitations are not incidental. They are a reminder that 'agentic' does not mean 'unbounded.'

The CRM problem is bigger than the AI-agent problem
If smart-home context eventually reaches contractors, most companies will not fail because they lack an AI model. They will fail because the useful context has nowhere structured to go. A dispatcher may receive a paragraph of device history in a lead note, a technician may never see it, and the business may have no way to measure whether pre-call context improved booking, first-time fix rate or average ticket.
Operators should think in fields, not transcripts. Which device? Which room? What state? What time window? What changed? What did the homeowner authorize the business to receive? What did the technician verify on site? What was the actual diagnosis? Those are different data elements with different confidence levels.
That structure also protects attribution. If a future agent recommends a contractor or hands off a service request, the business should preserve the original source, referral timestamp, first contact, booked appointment, sold estimate, completed job and collected revenue. Otherwise a new channel can look impressive while its actual customer-acquisition economics remain invisible.
Privacy and consent will determine whether the opportunity is useful or toxic
Home telemetry is more sensitive than a normal web lead. Google requires OAuth authorization and lets users revoke Home MCP access. Its documentation also requires separate consent for Familiar Faces data and warns users to inform other household members when an agent can control devices and access home data.
Contractors should not interpret a platform-level authorization as unlimited permission to copy, retain or reuse everything an AI agent can see. If a service platform eventually receives smart-home context, the operator will need explicit rules for what enters the CRM, how long it is retained, who can access it and whether it can be reused for marketing or future service.
The winning experience will likely be the least creepy one: enough context to reduce friction, but clear consent, visible provenance and a technician who still verifies the actual condition at the home.
TradeVulcan perspective: the lead form is losing its monopoly on context
Home services has spent years optimizing the moment when a homeowner types a name, phone number and problem description into a form. That will remain useful, but it is no longer the only possible starting point.
Angi is testing sponsored conversational agents. GoodLeap is using homeowner and energy relationships to surface projects and route demand. Google is now exposing authorized smart-home state to outside AI clients. These are different products, but they point in the same direction: more of the customer journey is becoming machine-readable before the contractor’s CSR says hello.
The durable operator advantage is not choosing one platform early. It is building a first-party operating system that can accept context from many platforms, preserve source and consent, turn the context into a better service experience and still measure gross profit at the end.
Seven things contractors can do before smart-home agent handoffs become normal
- Add structured intake fields for device type, brand/model when known, room/location, connectivity status and symptom start time instead of storing everything in one free-text note.
- Separate homeowner-reported symptoms, machine-reported states and technician-verified findings so the CRM never treats all three as equally reliable.
- Document consent rules for any connected-home telemetry your team receives, including retention and who can view it.
- Make device/history context visible to the dispatched technician, not just the CSR who booked the call.
- Track whether richer pre-call context improves booking rate, diagnostic time, first-time completion, callback rate and gross profit rather than assuming more data is automatically better.
- Avoid automated safety conclusions from partial smart-home telemetry; keep field verification and escalation rules explicit.
- Preserve original lead/source metadata if an AI agent or smart-home platform ever hands off a customer so future channel economics can be measured against Google, marketplace and direct demand.
